A real estate photographer in Munich works in a market where a listing often has enough enquiries within days. The pictures then decide less whether anyone calls and more who calls, and with what expectations they turn up to a viewing, so honest room proportions matter more than wide-angle drama. Munich has its own quirks. Period apartments in Schwabing, Maxvorstadt or Haidhausen come with high ceilings and stucco but often dark rooms facing a rear courtyard; new builds have floor-to-ceiling windows that blow out against the light. Living spaces are best photographed when the sun is not shining straight through the windows; for south-facing rooms that means morning or late afternoon. The exterior depends on when the sun reaches the facade. From November to February the days are short, so appointments move to around midday. Allow at least two days between the shoot and the listing going live.

How the session runs

On arrival we walk through the main rooms together and order the shoot by the light. Personal items, post, cables and anything on the worktops should be cleared beforehand. We work on a tripod with corrected verticals so walls stand straight and windows keep their detail. Dark courtyard rooms are exposed to look bright but still recognisable. Exterior, stairwell and surroundings come last. You receive 15 to 20 edited photographs with crops for brochures and listing portals within 48 hours.

    A rubble hill from the war, sixty metres above the plain, and the only point from which the city and the Alpine chain fall into one frame. On a clear October evening half of Munich is up there; on the others you have it to yourself.

    The Eisbach wave is the one Munich subject that moves, and it runs around the clock. The Monopteros two hundred metres on gives the view south across the meadow to the towers of the old town — empty in the morning, a picnic ground from eleven.

    Schloss Nymphenburg

    The canal axis in front of the palace is five hundred metres of symmetry and nearly photographs itself. The park behind is laid out in the English manner and far less walked — for a wedding report it is the actual destination, not the facade.

    Isarkiesbänke bei der Reichenbachbrücke

    Turquoise meltwater, white gravel and pines, five minutes from the centre. In high summer it is busy, but the banks are long enough that two hundred metres upstream you are alone.

    Viktualienmarkt und Asamkirche

    The market gives colour and movement; the Asamkirche two hundred metres on gives the opposite — a baroque interior eight metres wide in which three people are already a crowd. Together they make a session that does not look like a postcard.

Questions

Do you photograph furnished apartments for corporate lets?

Yes, and they need a slightly different shot list: the desk, the kitchen equipment, storage and the bathroom in detail, because tenants relocating to Munich often decide without a viewing. Tell us who the listing is aimed at and we adjust the 25 frames accordingly.

Can a tenanted flat be photographed?

Yes, provided the tenants have agreed and the appointment suits them. Personal belongings usually stay in place, so we choose framings that show the room without documenting anyone’s private life. Tidy surfaces still make a large difference.

Does the flat need to be empty?

No. Furniture gives a room scale, and smaller Munich flats often look larger furnished than bare. What matters is that it does not look personal: photographs, magnets, toiletries and cables go. Half an hour of tidying does more than any editing afterwards.
